From the outset Homeconcepts strives to create a living space that you will love; that’s why we’ll spend time with you to ensure that we can interpret your vision and create great design options and advise where necessary to create designs that will meet with the requirements of any necessary Planning or Freeholder Permissions.
The first element of the design process is a measured survey that will show us the existing structure so we can ascertain how the proposed modifications will interact with the built environment.
On every project we begin with a completely open mind as to the possibilities of the site and the client’s requirements, including budget, advising on the best scheme for you. It might be that after completing a detailed measured survey, another series of options become apparent, all of which might be worth exploring to avoid “missing a trick” later on. This is because generally it is not always clear which is the best route to go down until we have started considering all the various options on paper and discussing them in detail.
After an initial measured survey has given us an accurate set of existing drawings to work from, we move into the design stage; in our view it is critical to the success of any project that the design stage is as thorough as possible as changes on paper are cheap and easy to make but once we are on site, any changes become more expensive and time-consuming. Once an overall master-plan is agreed, and the design is finalised, we can then submit plans for planning approval.
From the outset we prefer to fix our fees for each stage of the process.
As a firm offering a complete Design and Build service we do like to separate out the design stage hence the plans produced are yours to use with an alternative contractor should you prefer although we hope you choose us!
